A full acre off the Pacific, and almost none of it could be built on. A power line ran across the middle, and the law forbids building beneath it. We found the one thing no one chased: the line could be moved. Two years through Edison, the Coastal Commission and the City freed the whole acre.

The Aviator

A burned, unpermitted shell at the end of a three-mile private road, crowned by 180 degrees of ocean. No power, a tiny pad on four acres, a code that caps you near the old footprint. Every constraint that stops others became the reason it is art. It does not sit on the mountain. It perches, and prepares to fly.
